Why Do Parking Garage Expansion Joints Leak, and How Are They Fixed?

Parking garage expansion joints leak because the waterproofing membrane above them loses its bond to the concrete and lets water run underneath it. The joint itself is usually intact — it’s just where the water finally finds daylight. Joint Seal seals most of these from inside the garage in about two days, without excavating the deck above.

Staining or white deposits on the ledge beam below. Water has been soaking that beam, possibly for years. Seal the joint now, and if there’s rust staining or flaking concrete, have the beam looked at.

Why the joint is the usual leak point

An expansion joint is the deliberate gap that lets two concrete slabs move — concrete expands in heat and contracts in cold, and without somewhere to go it cracks itself apart. On the ceiling of P1 that gap runs the full slab span, typically 20 feet, bridged underneath by a flexible loop that keeps water out.

It’s the most common leak point because it’s the one place in the deck where the membrane has to move, and the one place a break anywhere nearby will eventually drain to.

Why the leak shows up far from where the water got in

Once water gets under a debonded membrane, it travels along the slab until it reaches the joint, then runs down the loop and into the garage.

On one downtown Toronto garage we traced roughly 20 feet between the crack where water was entering and the drip inside. Property managers find this hardest to believe, and it’s why so much money gets spent digging in the wrong place. The drip tells you where water is leaving. It tells you almost nothing about where it arrived.

How it gets fixed without digging

A leaking joint can usually be sealed by injecting resin from inside the garage — negative-side application — instead of excavating the deck.

A form is set on the joint from below and a hydrophobic polyurethane resin is injected behind it. The resin doesn’t react with water and is heavier than it, so it sinks through whatever moisture is in the joint and pushes it ahead like a piston. As pressure builds, the resin takes the path of least resistance — the same path the water used — and travels back up the leak in reverse, curing where the water was.

The alternative is stripping the deck: removing landscaping or asphalt, replacing the membrane, then rebuilding the surface. Excavation and restoration alone run about two-thirds of that cost before anyone waterproofs anything.

What it costs to wait

Flowing water carves voids in concrete, and a bigger void carries more water, so the problem compounds on its own schedule.

Garage slabs sit on ledge beams — the large square beams visible from the parking level — resting on them freely, like tiles set in place. A joint dripping above a ledge beam keeps that beam saturated for years, and a ledge beam is holding the slabs up. That’s a different conversation than a stain on the ceiling.

Find out where the water is actually entering, not where it’s coming out.

About two days on a 20-foot span: injection and forming on day one, form removal and finishing on day two. A top-side excavation of the same joint is usually a five- to six-month project with the area closed.
