Is cracked asphalt connected to leaking expansion joints below?

Often, yes. Expansion joints do not leak without something above breaking the membrane first, and where a joint runs near paved areas, cracked asphalt is a common cause. Sealing the joint without sealing the asphalt treats the symptom while the source keeps working.

Do you need to find where the water is entering before injecting?

No, and that is the main advantage of the method. The resin takes the path of least resistance, which is the same route the water used, so it travels back toward the entry point on its own. On garage decks this matters because water can travel 20 feet or more under a debonded membrane before it exits at the joint.

Is a block-wall elevator pit worse than a poured concrete one?

A block-wall elevator pit is harder to keep dry than a poured concrete one, because block assemblies have hollow cores and mortar joints that give water more paths through the wall. Poured concrete has a cold joint at the floor and occasional cracks; block has a grid of potential paths. It changes the strategy more than it changes the cost.

Why can't you just seal a block-wall elevator pit completely?

Sealing a block-wall elevator pit completely, where the hydrostatic pressure outside is severe, means that pressure accumulates against the wall indefinitely with nowhere to go. Concrete block is weaker than poured concrete to begin with. The outcome is either rapid degradation of the wall or, at the extreme, the pit walls caving in — so the pressure has to be relieved rather than resisted.

What are the warning signs of water damage on a garage beam?

Look for dark staining that persists in dry weather, white efflorescence streaking down the face, rust staining, and spalling where concrete flakes or breaks away. Staining alone is a maintenance item. Rust staining or spalling on a structural beam warrants an engineer's opinion.

Why do expansion joints between parking levels leak?

Mostly from vehicles. Cars track a large amount of snowmelt, rain, and road salt into a Toronto parking garage, and that moisture runs across the slab and settles into the joint. It then works through to the level below, appearing as a leak on the ceiling of the level underneath.

Can you just seal a crack in an elevator pit wall?

You can inject and seal a crack in an elevator pit wall only once you have confirmed the concrete around it is solid. Sealing over a hollow, delaminated area traps water behind it, and in our experience that leads to a larger area needing patching later — every time. The sounding test comes before the decision, not after.

How do you find a leak in an elevator pit that isn't obvious?

Where the water path is not visible we use thermal imaging, which shows the saturated sections of an elevator pit clearly against the dry concrete. What does rust-coloured staining on a concrete wall mean?

Yellow-brown staining around a crack means water has reached the rebar inside the wall and the steel is corroding. The staining is rust washing out through the crack. It usually indicates a narrower crack than a white-stained one, because it takes less water to corrode steel than to carry calcium out, but it points to a more structural problem.

What does white powder around a concrete crack mean?

White deposits around a concrete crack are calcium carried out of the concrete by water moving through it, and the amount tells you the volume of flow. A heavy white bloom means a sustained, significant water supply behind that crack — not an occasional seep. It is the strongest visual signal that a crack is an active water path rather than a cosmetic one.

Can the TSSA shut down an elevator because of water in the pit?

The TSSA can condemn elevator equipment over water in the pit, and it does not need to catch the pit flooded to do it. Staining on the pit walls showing water has previously reached half a foot to a foot is enough evidence of a history. The equipment usually stays out of service until the pit is waterproofed, and sometimes until the equipment itself is serviced or replaced.

Properly installed elevator pit waterproofing generally holds around the ten-year mark, and we have had installations run well past five years even on pits where the walls were in poor condition to begin with. The variable is the substrate, not the coating — a pit with sound concrete lasts longer than one where the walls were already frail when we arrived.

Does the elevator piston housing itself leak?

The piston housing does not leak. It is a fully sealed steel cylinder holding the piston and its oil, and it does not degrade or fail in the way people assume. The water problem is around it, not through it — the void in the ground surrounding the housing fills with groundwater, and that water then rises into the elevator pit.

Can our building's superintendent just pump the elevator pit out?

Pumping an elevator pit out is reasonable as a first step and it is what most property managers do, but it treats the symptom. Pumping also does not tell you where the water came from — and if the pit is full of sediment and debris, nobody can see the entry point at all. The useful version is pumping, cleaning, and then inspecting the empty pit.

Can the elevator pit walls collapse if we leave the water?

The elevator shaft will not collapse if the pit walls fail. The shaft is built as a stack of independent rings that do not bear on each other, so even a completely destroyed pit floor leaves the shaft above standing. What you lose is the elevator: it cannot run without a sound pit, so you are looking at a rebuild before the car moves again.

Does the season change how much water gets into an elevator pit?

Season makes almost no difference to an elevator pit, because the pit sits deep enough underground to stay at a stable temperature year-round. What changes the water volume is groundwater — heavy rain and sudden snowmelt push more water against the shaft. That is why a pit can be dry for months and then flood twice in one week.

Why does the leak appear in a different place than where the water gets in?

Water that gets under a debonded deck membrane runs along the concrete slab until it reaches the expansion joint, then exits there. On one downtown Toronto garage we measured roughly 20 feet between the crack in the membrane and the visible drip inside. This is why digging directly above the drip often misses the failure.

Crack sealing over a GTA condo deck runs in the range of five dollars a foot, because it is surface work with no excavation. Repairing the membrane and concrete after the crack has worked through runs in the range of three hundred dollars a foot. Both are order-of-magnitude figures, not quotes.

Why is a double elevator pit not twice the price of a single pit?

A double elevator pit runs about one and a half times a single, not double, for two reasons. There is no wall between the two cars, so there is less square footage to waterproof than two separate pits would have. And once the crew and equipment are mobilised and access is arranged, the second pit does not repeat that setup cost.

Why would one garage repair quote be eight times another?

On expansion joints the gap is almost always excavation. A top-side repair includes removing everything on the deck, stripping the membrane, and restoring the surface — roughly 70 percent of the cost. Negative-side injection works from inside the garage and skips all of it. It is a scope difference, not a quality difference.

Is it cheaper to fix the joint or wait and repair the concrete later?

Fixing the joint is far cheaper. A negative-side injection on a 20-foot joint span is about a two-day job. Repairing a saturated, spalling structural beam is a larger scope on a separate budget line and usually involves an engineer, because at that stage it is structural work rather than waterproofing.

Why is a mid-slab expansion joint repair cheaper?

Because both faces of the joint are exposed, nothing has to be excavated to reach it. Material can be gravity-fed from the top instead of pressure-injected from below, and mechanical joint systems can be installed directly. Access is not the constraint, so the method is chosen on movement and traffic rather than reachability.

Can expansion joint injection be done in stages across budget years?

Yes, and this is one of its advantages for a reserve fund. Each joint is a separate 20-foot span, so a building can address the worst joints this year and others later. A top-side excavation does not stage the same way — the deck is opened once and has to be closed back up.

Why does excavation cost so much more than injection?

About 70 percent of a top-side repair is not waterproofing at all. It is excavating a wide area, hauling the material away, blasting off the old membrane, then restoring the sod, traffic topping, playground, or asphalt that was on top. Injection skips all of that by working from inside the garage.

Will our insurance cover elevator equipment damaged by pit flooding?

Insurance may refuse a flooded-elevator claim if the building was warned about the flooding and did nothing. We know of a building that lost a $300,000 claim exactly that way — the insurer found the flooding had been reported repeatedly, ruled it foreseeable rather than sudden, and denied it as negligence. The owners paid it through their maintenance fees.

Does active water in the pit make the job more expensive?

Active water raises the cost of an elevator pit job significantly, because stopping the flow is a whole operation before the actual repair begins. On a group of buildings in the Hamilton area we spent two full days doing nothing but stopping water so the wall repairs could start. That is two days of crew time before any waterproofing was installed.

Is piston housing waterproofing more expensive than doing the rest of the pit?

Waterproofing an elevator piston housing costs more than waterproofing the entire rest of the elevator pit. It is the most involved work done in a pit — multiple injected layers to depth, a pressure relief pipe, and a flexible collar detail — and it is priced separately from the standard pit system for that reason.

Is a leaking expansion joint a structural problem or just a nuisance?

It starts as a nuisance and can become structural. Garage slabs rest on ledge beams, and a joint dripping onto a ledge beam keeps that concrete saturated year-round. Water deteriorates concrete over time, and a ledge beam carries the slabs above it, so long-term saturation is worth taking seriously.

What kind of material is used to seal asphalt cracks over a deck?

A soft, flexible material injected into the crack, which stops water sitting in it and eliminates the hydraulic pocketing that pounds the membrane below. The material needs to stay flexible through freeze-thaw movement rather than setting rigid and cracking again at the same line.

Can injection pressure lift or damage the waterproofing membrane above?

No. This is the most common question from consulting engineers, and the injection pressure is not strong enough to lift the deck membrane. It is enough to displace water out of the joint and travel back along the path the water was using, which is all the repair requires.

Does injection resin react with the water already in the joint?

No. Hydrophobic resins like Joint Seal Flex do not foam or react when injected into a cavity full of moisture, which keeps the behaviour predictable in a wet joint. Because the resin is also heavier than water, it settles beneath standing water and pushes it ahead as more material is pumped in.

How does the crew know when the joint is properly filled?

By watching the injection pressure. If resin is still escaping into the structure, the pressure keeps moving. If the joint is filling and holding, the pressure climbs and stays high. That reading tells the operator whether to keep pumping or stop.

A pressure relief drain is a pipe installed through the elevator pit wall that lets water behind the wall escape into the pit drain instead of pushing on the wall. We drill the wall with a one-inch bit, glue a pipe into the hole, and connect that pipe to a line running to the drain. When water builds up outside, it exits through the pipe rather than loading the wall.

What is the downside of pressure relief drains?

Relief drains create water flow around the outside of the elevator pit, and moving water carves voids in the surrounding ground and structure over time. It is a genuine drawback, not a technicality. It is accepted because the alternative — indefinite hydrostatic pressure on a block wall — degrades the wall far faster or collapses it outright.

An upturn is the part of the waterproofing that continues from the pit floor up the wall, past the cold joint, so the seam is covered from both sides. The standard is one foot up the wall, and clients regularly ask for two. The fiberglass reinforcement starts about a foot out on the floor, crosses the corner, and turns up the wall.

Why can't you power wash an elevator pit before waterproofing it?

Power washing an elevator pit saturates the concrete, and saturated concrete will not let a coating bond or cure properly. It is the obvious first move and it is the wrong one. The pit is full of sediment, oil and debris that all has to come out, but it comes out mechanically — sweepers and grinders — not with water.

When is digging up the deck the better option?

Top-side excavation makes sense when the deck membrane is failing broadly rather than at one or two joints, or when the landscaping above is being replaced anyway. If the excavation cost is already being spent for other reasons, redoing the membrane at the same time is sensible. For a localized joint leak, it rarely is.

What is a sounding test on concrete?

A sounding test is tapping concrete with a specialised hammer or a metal rod and listening to the response. Solid concrete rings; delaminated concrete sounds hollow. It is the test that decides whether a crack gets injected or the surrounding area gets removed and patched, and it finds damage that looks completely sound to the eye.

How long does a leak plug last?

The water-reactive plug injected to stop an active leak holds for roughly four hours. It is a temporary measure by design, not a repair. That window is what the permanent work has to fit inside — the crack gets sealed and the waterproofing applied while the plug is still holding, so it cures dry.

Why can't you patch a crack that has water coming out of it?

Water flowing out of a crack washes the repair material out before it can set. Anything you press into the opening — patching compound, cement, sealant — is carried away by the flow, so the repair never gets the chance to bond or cure. The water has to be stopped first, and stopping it is a different operation from repairing the crack.

What is the equalizer pipe for in piston housing waterproofing?

The equalizer pipe relieves water pressure from underneath the piston housing waterproofing so the installation is not pushed out from below. Without it, pressure builds under the sealed collar and eventually forces it out — like a cork from a champagne bottle. The pipe lets that water rise and discharge into the pit drain instead.

Why can't you just concrete around the elevator piston?

Concreting around an elevator piston housing does not hold because the housing vibrates every time the elevator moves. That movement breaks every rigid seal between the steel housing and the concrete floor around it. The seal has to be flexible, which is why the detail is a rubberised collar rather than a rigid patch.

Do the fire alarm sensors need to be dealt with during elevator pit work?

Elevator pits are full of sensors and many are tied into the building fire panel, so they have to be put into test mode before work starts or the fire department gets called. That is done by the elevator technician or the property manager, not by the waterproofing crew. We also run HEPA dust extraction connected to every tool, because a shaft acts as a chimney.

We aim for one day per pit, so a single pit is a day and a double pit is two. Jobs sometimes spill into an extra half day per bay. The things that stretch it are active running water, floor slope correction, and blocked access at the floor-to-wall corner rather than the size of the pit itself.

Can a contractor guarantee a leaking expansion joint will be fixed?

No method carries a 100 percent guarantee, including full excavation. Should a board be suspicious of a much cheaper waterproofing proposal?

A board should ask what physical work each price buys, not assume the lower number is thinner. On one GTA condo, a $500,000 injection proposal and a $4 million excavation proposal addressed the same joints with comparable success rates. The cheaper approach simply did not include digging up and rebuilding the deck.

What happens if an injection repair does not seal the joint the first time?

The joint can be injected again, in the same or different locations. Because each pass is relatively inexpensive, a joint can be treated four or five times and still cost far less than a single top-side excavation. That repeatability is a large part of why the approach works financially for condo boards.

Waterproofing does not require an engineering stamp, because sealing a joint is not a structural repair and does not determine whether the structure stands. An independent engineer is still worth having on larger projects to validate the installation, and boards commonly involve one above roughly fifty thousand dollars.

Who is allowed to open an elevator pit for an inspection?

Only the elevator maintenance company listed on that elevator can open the shaft and give access to the pit. That company has to be present the entire time anyone is working inside it. A waterproofing contractor cannot let themselves in, so any pit inspection is a three-way arrangement between the property manager, the elevator company and the contractor.
