When is the best time to inspect asphalt over a parking garage?

After the spring thaw. Freeze-thaw cycling over a Toronto winter opens cracks to their widest and the damage is fresh and visible. Sealing before the summer means traffic is not pumping water through open cracks for the busiest months of the year.

Why does cracked asphalt damage the waterproofing membrane underneath?

Water collects in the crack, and each passing tire pressurizes it into a hydraulic pocket with nowhere to escape. That repeated impact breaks the asphalt apart from below and hammers the membrane beneath it. The crack itself is not the damage — it is the route the pressure travels.

What is the difference between a top-slab and a mid-slab expansion joint?

A top-slab joint sits at the ceiling of P1, under the deck that carries landscaping or asphalt at grade. A mid-slab joint sits between parking levels — the floor of P1 and the ceiling of P2 — with nothing buried above it. The difference determines how the joint can be accessed and repaired.

Does the whole garage have to close for ceiling repairs?

A parking garage does not usually close for ceiling repair, because the work is staged in sections with cars moved out of the affected bays only. Patch materials cure in around four hours, so a section is rarely out of service long, and the coating over the top generally sets the schedule rather than the patch.

Do we have to turn the ramp heating on for a summer repair?

Yes — the heating has to be energised before repair work starts on a heated ramp, whatever the season, because the thermal camera can only see a cable that is warm. A cable that is switched off reads the same as the concrete around it and is invisible to the survey. We have cut a cable on a ramp where some circuits were left off during the review, which is exactly the failure this step prevents.

A cut heating cable in a parking garage ramp is expensive to repair and the repair is invasive — the cable is buried in the ramp, so reaching the break means opening the surface above it. Why does caulking fail in a heated concrete ramp?

Caulking a crack in a heated concrete ramp fails because rubber conducts heat roughly a hundred times worse than concrete does. The heat travelling through the slab stalls at the sealant line, builds up against it and cooks the material, so the sealant degrades faster than the same product would in an unheated slab. A cementitious repair keeps the slab thermally continuous and lets the heat pass through.

When do you use Sika 122 Plus instead of Sika 122?

Sika 122 Plus is the version carrying a corrosion inhibitor, so it is the one to use where the slab contains rebar or wire mesh near the repair. Both are cementitious and pourable into a routed crack. On a heated ramp the cementitious base matters more than the choice between them, because it keeps heat moving through the repair instead of stalling at it.
