Why is a wobbly railing destroying your concrete stairs?

A loose handrail is doing structural damage to the stair it is bolted into, which is why it matters more than it looks like it should. The wobble is the symptom. The mechanism underneath it is destroying the concrete from the anchor outward, and it accelerates every winter.

Here is what is happening. Metal and concrete have different thermal conductivity, so they expand and contract at different rates. When the temperature changes, the metal moves faster than the concrete around it, and a gap opens at the anchor.

Water gets into that gap. It freezes, it expands, and the concrete cracks. At the same time, oxygen now reaches the steel through the same gap, so the anchor corrodes from inside the base.

So a wobbly railing is not only a hazard because you cannot hold onto it. It is deteriorating quickly, and while it does that it is breaking apart the base of the concrete it connects into.

Why do railings come loose in the first place?

Railings come loose because of differential thermal movement between the metal and the concrete, not because the original installation was bad. Two materials with different rates of expansion, cast into each other, will separate eventually. It is not a defect. It is the detail.

The traditional method — coring a hole and grouting the post into the slab — puts the metal inside the concrete, which means every temperature swing works the joint. Toronto gives you a lot of temperature swings. Once the gap is open, water and oxygen finish the job between them.

This is worth understanding before anyone quotes you a repair, because it explains why re-grouting the same post into the same hole tends to fail again. Nothing about the geometry has changed.

What are the two ways to fix it?

There are two durable repairs for a wobbly railing, and which one a building gets is the owner’s choice rather than a technical decision.

Seal the existing railing in place. The concrete around the base gets repaired, and then a protective coating goes over it. We use Deckhide, a polyurea, because it is flexible enough to bridge the gap as the metal expands and contracts. The application starts on the concrete surface and continues up onto the metal of the railing itself, so the joint is sealed as one continuous surface rather than caulked as a line. That both bridges the movement and protects the concrete from further deterioration. It suits a building that likes the railings it has.

Replace with surface-mounted railings. Modern galvanized aluminium railings use tabs that bolt down to the surface and sit above the concrete without penetrating the substrate at all, with plastic isolators where the metal meets the concrete. Because nothing goes into the slab, the mechanism that caused the original failure does not exist. This suits a building that wants a modern look anyway.

The plastic isolator is doing more work than it appears to. It is what stops the steel and the concrete fighting each other at the contact point.

On a waterfront building on Queens Quay in downtown Toronto, a long stretch of railing was wobbling in places. Replacing the whole run would have meant taking out a substantial length of railing and re-doing the concrete anyway. Repairing the concrete and sealing the existing railings came in materially cheaper and got the same outcome.

What else fails on a set of exterior stairs?

Two other things fail on exterior concrete stairs alongside the railings, and both usually turn up on the same walkthrough.

Broken bullnoses. The bullnose is the front edge of the tread, and it breaks off first because it takes every footfall and has the least material behind it. These get thin-patched rather than demolished — we have written separately on how thin patch repairs rebuild a staircase without demolition, which is the same 5 mm bonded method.

Landing cracks. The flat area above or below the flight cracks over time because it is a slab with nowhere to shed water. Cracks in the quarter-inch to half-inch range get routed out and filled with polymer cement and a sealant with adhesive. Routing matters — filling a crack without opening it first bridges the surface without restoring the slab. This is the same approach as any structural concrete crack repair, scaled to a stair landing.

All three items — railings, bullnoses, landings — showed up together on the City-inspected rental buildings we worked through this year.

How long does the work actually take?

A full set of exterior stairs takes six to seven hours for the complete repair, and the stairs go back into public use the same evening.

The materials set in about three to four hours. So a crew starting in the morning has tenants walking on the stairs that evening. On a rental building with one set of exterior stairs at the entrance, that is the difference between a repair and a disruption — nobody has to be routed around a closed entrance for days.

We did this on two of the three City-inspected rental properties this year, a day per building.

When should this be done?

Railing and concrete stair repair has to happen above plus five degrees Celsius, which makes it a spring, summer or autumn job — and the right time is before winter, not after it.

The temperature floor is driven by ice crystal formation in the concrete itself. You cannot repair concrete that has ice crystals in the substrate, because nothing will bond to it. At plus ten degrees most materials genuinely perform. Between five and ten there is enough temperature change between morning and evening to throw significant dew and humidity, so the work needs materials that tolerate a damp surface. We have those, but it has to be planned for rather than discovered on site.

Which sets up the timing problem. Winter is when a handrail matters most — icy treads, people gripping hard — and it is exactly when the repair cannot be done. A railing that is loose in November is loose until April, and it spends that whole winter opening the crack wider.

Anyone with wobbly railings would be wise to set them firm.

On the rental properties we worked through this year, we caught the loose railings on the walkthrough before any City official had issued anything. That is the useful order of events. Interior handrails and guards are among the most frequently cited items in Toronto rental inspections, and when they are cited they are cited severely — of the buildings written up for handrail and guard safety, three quarters received the worst available score. It is worth reading where rental buildings actually fail their City inspection before your next evaluation comes round.

What to check this month

Go to every exterior stair on the property and put real weight on each handrail, at the top, the middle and the bottom of the run. Any movement at all at the base is the gap already open.

Then look at the concrete within about six inches of each post for hairline cracking radiating away from the anchor, and check the landings for cracks wide enough to get a key into.

Why do the cracks appear on the stair landing rather than on the steps?

Stair landings crack because they are a flat slab that takes the full freeze-thaw cycle with nowhere for water to run off, unlike the steps which shed water.
