Why is the base of your parking garage column falling apart?

The base of a parking garage column falls apart because it sits in salted meltwater and is almost always left as bare concrete. Cars carry road salt in, it drips off, it pools on the floor, and the column stands in it. Coating that bottom section with an epoxy that ties into the floor is inexpensive and fast, and it protects the element holding the structure up. Left bare, it becomes the most costly avoidable defect in the garage.

Why is the bottom of a column the vulnerable part?

The bottom foot of a garage column is where salt-laden water collects and sits, and it is the part most often left uncoated. The column above is usually painted or at least dry. The last few inches, where the concrete meets the traffic topping or the slab, commonly have no protection at all.

Exposure is worse higher up the building rather than lower. On the upper levels of a garage, nearest the entrance and the outside air, salt and moisture concentrate. Those are the columns to look at first. We see the same pattern on exterior columns, where the salt load is heaviest of all.

When it goes far enough the base looks like something has been chewing at it. Mice, is what it looks like. That is salt and standing liquid taking the concrete cover away.

What is the actual fix for a bare column base?

The fix is a specialised epoxy coating on a cleaned column, carried down and tied into the pavement or traffic topping so no gap is left for water to sit in. Trim every column base in the garage and connect the coating into the floor. It is the cheapest structural protection available in a parking garage.

Ordinary paint is worse than nothing. It delaminates within a season or two, and while it lifts it holds moisture against the concrete, so the money is wasted and the column ends up in worse condition than if it had been left bare. This is the same failure that ruins balconies coated with the wrong product, and it fails for the same reason.

On a traffic topping repair at an institutional building in Toronto we repaired roughly 700 square feet of topping and treated a column cold joint in the same campaign. The column detail was a small line item beside the floor work, and it is the part protecting the structure.

Why can a deteriorated column not simply be patched?

A patch on a structural column does almost nothing unless the bond to the existing concrete is exceptional and has been pull-tested. On a floor, gravity and the surrounding slab help hold a patch in place. On a vertical element carrying load, a patch that is only stuck on is not participating in the column. It is decoration over a reduced section.

The same principle governs every structural patch in the garage: a patch restores capacity only when it is chemically bonded, and on a column the margin for error is smaller because there is less surrounding concrete helping to hold it.

Ask for the measured adhesion figure and the pull-test result before anyone patches a column. A contractor who cannot produce one is proposing a cosmetic repair on a load-bearing element.

What actually restores a failing column?

The one method that genuinely restores load-carrying capacity in a damaged column is a continuous fibreglass wrap in an epoxy adhesive. The column is cleaned, an epoxy-based adhesive is applied, woven fibreglass is wrapped continuously around the full column, and the wrap is sealed with the same adhesive and then coated with epoxy or a roll-applied polyurea.

The wrap does two things. It re-engages the section, and it confines the column so it resists buckling under load. It will not always return a column to its original capacity, but it makes it substantially better than it is.

Two honest caveats. This is not routine work. We have done it three or four times in the last five years, it belongs on distressed structures, it is specified and supervised by an engineer, and it is dangerous work on an element that is already compromised. And where the damage is at the very base, with concrete eaten away, a wrap is a far less certain proposition than on a column with a sound bottom. Patching that condition is harder still.

Which is the argument for the epoxy trim. The wrap is what you are avoiding.

What should a property manager check in their garage?

Walk the upper levels of the garage after the winter and look at the last twelve inches of every column where it meets the floor. You are looking for bare concrete, staining, surface loss, or a coating that has lifted and is holding water behind it.

If the bases are bare, have them cleaned and trimmed with a proper epoxy tied into the floor before the next salt season. It is a small line item on a garage restoration and it protects the most important element in the structure. If a column is already losing section, that is an engineer’s call and not a maintenance item.

Which columns in a parking garage deteriorate first?

The columns nearest the entrance and on the upper levels deteriorate first, because that is where vehicles drop the most road salt and where meltwater and outside air reach. Start an inspection there rather than at the lowest level, and look specifically at the bottom twelve inches where the column meets the floor.

Does column trimming have to be done at the same time as the floor coating?

No, but doing both together is cheaper and produces a better detail, because the coating can be carried into the floor system in one continuous application. Where a garage is already having traffic topping replaced, adding column trimming to the same scope costs very little extra in mobilisation or access.

Is a deteriorating column base an emergency?

Surface loss at a column base is not usually an emergency, but it is not routine maintenance either. It is the one defect in a garage where deferral changes the repair category rather than only the price. Once section loss is visible, have an engineer look at it rather than scheduling an ordinary patch.

Does the garage have to close for column work?

No. Column trimming is done bay by bay with cars relocated from the affected area only, and the coatings cure in hours rather than days. The scheduling constraint is normally getting access to the bays and moving vehicles, rather than the working time of the repair itself.

Can you paint or coat over a spalled column instead of repairing it?

Coating over spalled concrete hides the symptom and does nothing about the corroding steel underneath, so the coating fails as the cover keeps breaking away. Any coating is the last layer of a system, applied after loose material is removed, the steel treated and the profile rebuilt properly.

How does road salt reach the reinforcing steel?

Road salt carried in on vehicles dissolves in meltwater, soaks into the concrete at the column base, and reaches the reinforcing steel. The steel corrodes, expands, and pushes the concrete cover off from behind. The visible damage at the base is the late stage of a process that began seasons earlier.
