Why Expansion Joints Leak

Expansion joints located in podium roofs of parking garages can start leaking when the waterproofing membrane fails, and the roof has cracks. Water will run through the cracks into the joints, making its way inside the P1 level of parking garages, degrading concrete surfaces.

Water can leak through to the next underground levels (P2 and on) if the floor expansion joints of the P1 level and / or the traffic topping have failed, and the floor has cracks.
Water can also enter through the rampway if the trench drains are not working properly, or be brought in by vehicles in the form of snow.

Wall expansion joints can fail due to age and wear-and-tear, becoming less elastic and cracking. If the joints are located in the external walls below grade, water from the environment will leak through the cracked joints or through cracks in the wall slab.

Negative-Side Injection

Our specialized application methods allow us to inject liquid rubber directly into the expansion joints, from the bottom, ensuring efficient podium slab waterproofing. This brings great savings – no excavations (when repairing joints in the podium roofs of parking garages), and no extensive area closures.

Ledge Beam Repair
Concrete expansion joint repair can be part of ledge beam waterproofing. By injecting the expansion joints located behind ledge beams, as well as restoring the beams through crack repair and patching, we prevent water from infiltrating and degrading ledge beams, which could cause them to lose their load-carrying capacity.

Repair Methods

REPAIR METHODS

Ceiling Expansion Joints

To repair a ceiling expansion joint, a multi-step procedure is followed. It involves expansion joint cleaning, application of adhesive, and insertion of a backer rod before the injection
is done.

Wall Expansion Joints

Wall expansion joint repair requires a similar procedure, but involves two backer rods – one on each side of the joint, to ensure the injected material remains in place.

Floor Expansion Joints

Floor expansion joint injection is done by following a procedure similar to ceiling expansion joint repair, with one minor difference – the backer rod is placed at the bottom of the joint.

Ledge Beam Repair

First, we determine where the expansion joint is and then drill through close to 40 cm of ledge beam concrete.
Once this injection port is ready, we waterproof the expansion joint through injection.

Causes for Expansion Joint Leaks

Q: Why are the expansion joints in our parking garage leaking?

A: Such leaking is caused by water infiltrating from the environment through cracks in the waterproofing membrane (that covers the joints) and the garage ceiling.

No Excavation Needed

Q: Is it necessary to excavate to repair expansion joints in a parking garage?

A: No. We don’t excavate podium roofs of underground parking garages because our specialized methods and materials allow for injection to be done from inside.

Ledge Beam Repair

Q: Is it possible to repair ledge beams?

A: Yes. We drill through up to 40 cm of ledge beam concrete to allow the injection of the expansion joint behind the beam, which is made possible by using our innovative liquid rubber materials. We also repair cracks and install patches on the ledge beam, if needed.
